The City
1. Must have international airport
2. Must have well above ABS average national population growth statistics predicted for next 10 -30 year period
3. Must have historic upward trend in house prices
4. Must have diversified business activities and infrastructure
5. Must have significant infrastructure planning in place to accommodate population growth
6. Must have a comprehensive hospital facility
The Suburb
1. Must have schools, shopping centre, and public transport infrastructure
2. Good population growth that generates ongoing demand and government infrastructure spending to support this growth
3. Must be located within 25 km of the CBD
4. Must have a population employment demographic of equal to or above region median
5. Must have a crime rate of equal to or below region median
6. Must have a track record of capital growth and well positioned for this to continue
7. Must have reatively low rental vacancy rates
The Land Estate
1. Must have comprehensive planning scheme including parks, tree planting, walking/cycling tracks etc
2. Must be well located to shopping and school facilities
3. Must be reputable developer with proven track record
4. Must have significant (60% or above) acquisition rate by local owner occupiers
5. Must have land at around or below median price for land in that suburb
The Blocks of Land
1. No battleaxe blocks, corner blocks or blocks that have impeded street frontage
2. Must be a minimum size of 400m2
3. Where fill is used to obtain correct levels for blocks, fill must be controlled and compacted in accordance with council guidelines AND produce a minimum finished soil type of class S.
4. The fall across the housepad must not exceed 300mm and the balance of the block must be relatively level and finished so as not to require any retaining works to be undertaken by the builder
5. No blocks that have any significant aesthetic impediment that could detract from the future inhabitants enjoying the use of the private open spaces afforded by the block
6. Must be around or below median price for blocks in that estate
7. No blocks located on busy intersections
8. Must have adequate capacity for fall to facilitate effective site drainage
The House
1. Must have 4 bedrooms or 3 bedrooms and a study
2. Must have 2 bathrooms (ensuite to main)
3. Must have double lock up garage with double remote controlled panel lift door
4. Must be around or below median house price for the area
5. All bedrooms must be 3mx3m as a minimum size and have built in robes which are not included in the 3m x 3m measurement
6. Must have ample storage and /or 3 x3 garden shed on concrete slab in backyard
